How Much is My Home Worth?
"What's the value of my home?" It’s maybe the most frequently asked questions that most of my Tuscaloosa area clients ask when I meet them for the first time. Everyone wants to know how much money they can sell their home for…the answer’s always the same: “however much a buyer is willing to pay for it.” But, that’s not the answer you were looking for and it takes a little more explanation than that, to prevent getting kicked out the door with my hat in hand!
The REAL answer is that “it depends on a number of factors.”.
How Do We Determine Your Homes Value???
When we go in to determine the value of your home, we perform what's called a CMA or Comparative Market Analysis for the Tuscaloosa or Northport area. It's a fancy way of saying that we take your homes information (square feet, bedrooms, baths, location, lot size, upgrades, condition, etc) and we compare it to similar properties that have recently sold in the area.
Our local Multiple Listing Service (MLS) provides agents with detailed records of the real estate transactions in the area and gives us a ton of really good information so that we know what a house SHOULD sell for in a given area.
That being said, without being able to see the home in person, it’s difficult to accurately predict how much you can expect to sell the home for. We can run the comparables and get pretty close BUT getting “pretty close”,when you're talking about the price of a home, is usually thousands of dollars in the Tuscaloosa or Northport area.
