First Time Home Buyers - Tuscaloosa Real Estate
Are you buying your first home? Great- you've come to the right place. The majority of my business has been dedicated toward working with first time home buyers and I understand the mixed emotions you go through when you buy your first house. You're excited, anxious, and maybe a little bit unsure where to begin. That's completely normal and we're here to help.
We start out by listening to you and what YOU want. Our goal is to put you in the best possible home for your situation, as painlessly as possible.
We do that by explaining the steps in the home buying process- helping you understand how to get a home loan, setting up homes that fit your needs & budget , navigating the negotiation process, helping insure that the appropriate inspections are handled, and setting realistic expectations and timelines for the buying process. We walk you through the entire process, step by step. From our experience, the most stressful part of buying your first home is the uncertainty of what comes next. We want to help you with that so you can sit back and focus on enjoying the process of finding the house that fits.
What is a BUYER’S AGENT?
You may have heard the term buyer’s agents, seller’s agents, listing agents, etc. but what does that all mean? What is a buyer’s agent, and what do they do? True to their name, buyer’s agents represent the home buyers every step of the way - helping coordinate with mortgage lenders, setting up home viewings, making offers on properties, understanding the market value of the various properties, coordinating inspections, and negotiating on the buyers behalf. They have become increasingly more popular over the years because they protect the buyers, do the majority of the work on the buyers behalf, and they dont cost the buyers anything (scroll down the page if you're unfamiliar with how this works).
Thats why more than 90% of buyers elect to work with a buyers agent during the home buying process.
Whats The Best Part About a Buyer’s Agent?
It's Free to the buyer. Most first time home buyers dont understand that the commission for both the buyer’s and seller’s agent is paid for by the seller. When a home is “listed” for sale by the home owner, they agree to set a commission percentage that they will pay their “listing” agent (who then represents the seller in the transaction).
Say the agreed commission between the home owner and the listing agent is 6% – If you come in(as the buyer) and buy the house then the listing agent gets all 6%. If you were to get a buyers agent to represent your interest in the transaction then your buyer’s agent would receive 3% and the seller’s listing agent would get 3%. The price of the house and commission paid is the same, regardless of whether or not the buyer is represented!
Reviews From Some Of My Past Clients:
"Grant was wonderful in assisting me with my first home purchase. He was always open and available to answer any questions that I had throughout the process. I ultimately bought the first house that Grant showed me. He really listened to what I was looking for and worked hard to show me homes that truly fit my needs. I will be recommending Grant to everyone I know!" -Corey G.
"When we were looking to purchase our first home, we gave Grant ideas of price, size, school zone etc., and he came up with several homes that fit into our search. We picked a home the same day that we started looking, and a contract was agreed upon by all parties within a few days! The entire process from start to finish took less than 30 days, and he made everything SUPER easy!" -Kristina K.
"Grant was my realtor in the purchase of my first home, and then again in the purchase of my second home! He made the process very easy and gave us so much insight into the area where we were purchasing. Grant will give you the honest answers that you need when buying or selling your home. I would recommend him to anyone looking to buy or sell in the area!"- Katie T.
"Grant was our realtor when we were looking for our first house! He could not have done a better job! He was incredibly patient and flexible with our schedule considering I was living in a whole other state before my husband and I got married. He knows the Tuscaloosa/Northport area very well and knew what house we would like. My husband and I have already recommended him to several of our friends!" - Anna M
"Everyone seems to have their own recommendations for who to use as a realtor, especially people trying to promote their friends. My recommendation for Grant is entirely based on the wonderful experience we had as first time home buyers never having met him before. My husband and I had no idea what to expect when buying a home and had a lot of questions that Mr. Dickey was easily able to answer. The whole process could have been time consuming and stressful, but because of him, it was an exciting and simple process. He was more than willing to show us homes anytime that was convenient for us, and he really listened to what we wanted. He never made us feel like we were an inconvenience even when he took it upon himself to mail letters to people whose homes met our criteria for what we wanted but weren't currently on the market, just in case they were interested in selling. He is more than willing and determined to go over and beyond to help people find the home that is perfect for them. He has an outgoing personailty that makes you feel more than comfortable discussing any concerns or dislikes you have about a home. If or when we decide to sell our perfect first home, I wouldn't even consider calling anyone but him. I'm not recommeding him because he is a relative or friend but because he is truly a great realtor." -Ashley C.
