Should You Use a Real Estate Agent During Your Home Search?

According to the National Association of Realtors, roughly 90% of homebuyers use a real estate agent in the search process. While some home sellers may have their initial doubts about using "listing agents" to sell their home, buyers should be careful not to confuse the two types of agency relationships-- Listing Agents and Buyers Agents. 

While many agents frequently work as either buyers agents or sellers agents, there are important distinctions in their respective roles and duties toward their clients in a given transaction. For example, both agents can set up home tours, but unlike a listing agent who represents the seller, a buyer's agent protects the buyer's interests during the crucial negotiating and closing process. In some instances, agents can work for both the buyer and the seller in the same transaction but this has to be disclosed and agreed to by both parties. In any case, the buyers agent is the one who sets up most of the showings, is the go-between between you,the buyer, and the sellers, bargains with the seller on the selling price, facilitates the home inspection, negotiates contingencies and generally represents the buyer throughout the entire buying process. Shopping without a buyer’s agent is becoming increasingly more rare due to the fact that it generally doesnt save the buyer money to "go it alone" and most buyers are not familiar enough with the buying process to absorb the risk. As much as anything, a buyer's agent can make the process easier by taking a lot of the responsibilities off of the clients.
